Buyers are nervous to buy. With rising rates buyers may be hesitant to purchase.
During the pandemic home prices soared - over asking price offers (... again some home sold for 20% over asking). When this happens seller's have the mindset that it stays that way forever.
Commercial stores are closing down! (We miss all the Center City Wawa's)

How do we bring our market back?

As professionals we should be encouraging our buyer's to purchase - even if that means taking a higher rate. Also, making our seller's realistic on todays market is so important.
